What is a Syndication?


A multifamily syndication is a partnership where a group of investors pool their money together to purchase large assets that would otherwise be difficult for someone to acquire on their own. The typical structure consists of general partners and limited partners.

The General Partner, or syndicator, is responsible for overseeing and managing the property from acquisition, signing the loan, due diligence, renovation, and daily operations. They have full liability over the company and its decisions.

Limited Partners are passive partners who invest in a portion of the equity investment and typically are not involved in the daily responsibilities of the company and have no personal liability beyond their investment.

Andre De Souza, DMD

Partner / CEO

Andre De Souza is a Dentist, Professor, Professional Speaker and Real Estate Investor. Dr. De Souza has double dental degrees from the State University of Maringá, Brazil (DDS) and from Tufts University School of Dental Medicine, Boston (DMD). He has specialty training in Periodontics and Master’s degree (MSc). He was recipient of the ITI Scholarship at Harvard School of Dental Medicine (HSDM). He has conducted several research in the field of Periodontology and Implant Dentistry and has more than 40 articles published in peer-reviewed journals. He is a Diplomate from the American Board of Oral Implantology/Implant Dentistry. He currently works in private practice at South Florida Center for Periodontics and Implant Dentistry in Boca Raton, Florida. He also holds Adjunct Professor position at Nova Southeastern University.

Hilary Graves

Advisor

Hilary Graves is the founder and managing partner of Bright Sound Investment.
She is General Partner in over 1,400 units of multifamily real estate, including apartment complexes in Pennsylvania, New York, South Carolina, Georgia, Florida, and Oklahoma.
Hilary specializes in educating new passive investors, and has appeared on various real estate podcasts and webinars. In addition to large-scale group investment, Hilary also owns and operates a small portfolio of short and midterm rentals in her hometown of York, PA. Aside from real estate, Hilary is an accomplished pianist and songwriter, having written and produced songs that received radio airplay in the US and Canada.
She is also a long-time music educator who graduated summa cum laude from Lebanon Valley College with a masters degree in music education, and spent 25 years as a public school music teacher and private piano instructor..

Jay and Tana Boersma

Jay is a Managing Partner of Neighborhood Capital Resources NCR. Jay was born and raised in Stillwater, OK and went to Oklahoma State University where he earned a BS in Finance. Jay has been in residential lending for almost thirty years and has been an investment property owner/landlord since 1998. He started focusing on multifamily in 2019 and has completed 6 acquisitions in AZ and OK ranging from 6 – 124 units. Jay’s experience includes deal sourcing and analysis as well as asset management in affordable housing, vouchers and class C value add multifamily.Tana earned her Bachelor Degree from Oklahoma State University, before serving clients for 20+ years in the demanding world of Residential Mortgage Lending.
